Lot 76B is a mixed project of offices and housing that will see the light of day in the heart of Anfa City, the new business district of Casablanca. The transport service of this district being dense, there are many issues related to the noise of the transport routes.

Methodology

The acoustic firm Tisseyre + Associés and Tisseyre + Partners have developed a joint working methodology with the architect. Indeed, our 4D digital soundscape modeling tool in the future state of completion, the BIMAE®, is an essential work support for close collaboration with architects and urban planners at all stages of the project. The BIMAE® allows a joint study of the internal and external functions of the projects and the 3D visualization of the sound propagation at the foot, on the facade and around a building at any time of the day. Thus, we were able to anticipate, optimize and integrate the acoustic solutions within the architecture of the project. The BIMAE® take into account :

  • The topology of the places and allocation of the building;
  • Nuisances related to transport per hour;
  • Noise from human activities based on expected occupancy rate per hour.

Acoustic solutions to urban nuisances

The BIMAE® couples the acoustic measurements with the data from theUrbanistic Noise Map. This ADEME research contract enabled us to establish an acoustic classification of the zone and thus to propose, from the study phase, acoustic insulation solutions integrated into the architecture of the project. As part of Lot 76B of Anfa City, the BIMAE® allows us to visualize the impact of nuisances from transport routes on future buildings and to design different solutions depending on whether they are offices or housing.

Establishment of Criteria for Maximum Permissible Sound Levels Day and Night (CNMA)

The BIMAE® also makes it possible to establish the criteria for maximum permissible sound levels during the day and at night. According to these regulatory criteria, the noise level of a building in operation must not emerge in relation to the landscape prior to its construction. Thus, this sound level should not have any impact on its environment. This is why the impact of a building's sound level on its environment must not exceed the CNMA, based on the quietest half-hours of day and night. Like the BIMAE® models a soundscape from consolidated data, it guarantees more accurate CNMAs than simple acoustic measurements.
